Spray foam, vermiculite & old loft insulation stripped out
Removal is now a large part of what we do. Spray foam sprayed into a domestic roof blocks mortgages and sales, old vermiculite needs handling carefully, and decades-old compressed fibreglass is doing very little except holding dust.
Spray foam removal is slow, physical work: the foam is cut and scraped back off the rafters and the underside of the tiles or sarking, the timbers are cleaned down and inspected, and the waste is bagged and disposed of legally. We photograph the roof structure once it is exposed, because that is the evidence a surveyor, lender or buyer will want to see — and occasionally it reveals timber damage the foam was hiding, which you need to know about either way.
Vermiculite and unidentified loose-fill are treated as suspect until tested, since some contains asbestos, and we handle it accordingly rather than disturbing it. Old mineral wool is simply lifted, bagged and taken away. In almost every case removal is only half the job, so we quote the strip-out and the new insulation together as one fixed price and leave the loft finished, not empty.
